"Savers are losers," so said Robert Kiyosaki, the author of best-selling finance book, ‘Rich Dad Poor Dad.’ The investment extraordinaire’s advice may sound rather radical, but at this time when interest rates could barely outgrow inflation, Kiyosaki’s sentiment reverberates among the money-savvy, including those here in Indonesia.
When Prima Group Property Division launched two projects in Nusa Dua, Bali, combining property investment and revenue sharing from hotel operations, the real estate developer got an overwhelming response.
Ronny Tandanu, the marketing director of Prima Group Property Division, said that 50% of the units at The Nest Hotel and Agranusa Signature Villa were sold during a gathering with investors on 14 September 2013.
He added that the concept of these projects differs from many others. The real estate developer group does not merely build and sell the units to end users, but it allows investors to earn more income by operating the units as a hotel.
It is like buying a room in a hotel. Every year, room owners will earn a percentage of the hotel revenue, which, according to Ronny, will be fixed at 8.5% yearly for five years.
At the five year mark, owners could sell the unit and Prima Group Property Division will pay the original purchase price. If owners decide to sell after 10 years, the buyback price will increase by 50%.
With this concept, investors not only own the unit, they can also reach a break-even point within 10 years, said the 33-year-old Singapore Polytechnic alumnus.
The condominium hotel and villa hotel also offer owners something money cannot buy, the experience of being pampered in your own hotel, free of charge. Yes, you read that right. Owners can enjoy the facilities in the hotel for 21 days in a year.
The hotels are scheduled to operate in 2015. Prima Group Property Division, which has developed a number of commercial complexes in Pluit, Jakarta and Nusa Dua, Bali, did not hesitate to invest 130 billion Rupiah in The Nest Hotel and Agranusa Signature Villa as the prospect of tourism and real estate in Nusa Dua is really looking up.
Nusa Dua has been the development focus of the local government. In 2013, the government spent 2.4 trillion Rupiah building the Bali Mandara highway which stretches from Nusa Dua-Bali-Benoa.
For its projects, Prima Group Property Division teamed up with Prasanthi, a hotel operator with extensive experience in hospitality managed by Jusuf Sawirin.
